Diamond Springs is generating a lot of buzz because it will become Duval County's first lagoon community and is actively selling homes right now!
Located on Jacksonville's west side near Normandy Boulevard, Diamond Springs is planned to include approximately 2,500 homes, a crystal-clear lagoon, trails, parks, and resort-style amenities. Builders currently include Dream Finders Homes, D.R. Horton, Lennar, and DRB Homes.

Current pricing starts in the upper $200s and extends into the $500s depending on builder and floor plan.

• NAS Jacksonville: Approximately 25-30 minutes
• NS Mayport: Approximately 45-55 minutes
If you've been watching communities like Beachwalk because of the lagoon lifestyle, Diamond Springs could become one of the hottest new communities in Jacksonville.
2. EverRange – Jacksonville
EverRange is the newest master-planned community from PARC Group, the same developer behind Nocatee and eTown. The community spans approximately 1,000 acres between eTown and Nocatee and is expected to feature around 1,500 homes in its initial phase. Half of the property is being preserved as natural green space.
The overall vision combines Old Florida charm with modern amenities, trails, gathering spaces, and future commercial development.

3. Hyland Trail – Green Cove Springs
Hyland Trail is one of the fastest-growing master-planned communities in Clay County.
The community spans roughly 750 acres and offers resort-style amenities including a clubhouse, pool, splash pad, fitness center, pickleball courts, trails, parks, and gathering spaces.

5. The Rookery – Green Cove Springs
The Rookery is one of D.R. Horton's newest communities in St. Johns County.
