5 Lessons I Learned After 21 Years of Military PCS Moves
After 21 years in the military, I learned that PCS moves are never just about packing boxes and changing addresses. They affect your family, your finances, your timeline, and your peace of mind.
I moved duty stations, adjusted to new communities, learned new routines, and made plenty of mistakes along the way. Looking back, these are the five PCS lessons I wish I had understood earlier.
1. Start planning earlier than you think you need to
PCS timelines move fast. Even before you have every detail confirmed, it helps to start researching the area, schools, commute times, neighborhoods, and housing options.
The families who seem the least stressed are usually the ones who started preparing early.
2. Keep an emergency fund for unexpected PCS expenses
No matter how well you plan, something unexpected always comes up.
Temporary lodging, extra travel costs, deposits, pet fees, repairs, delayed household goods, or last-minute purchases can add up quickly. Having an emergency fund gives your family breathing room when the plan changes.
3. Build a team of local experts you trust
Every duty station is different. What worked in one market may not work in another.
Having the right local REALTOR®, lender, inspector, and community contacts can save you time, money, and stress. You do not have to figure everything out alone.
4. Stay flexible because something will change
After 21 years in the military, I do not remember a single PCS that went exactly as planned.
Orders change. Dates shift. Movers get delayed. Housing availability changes. The more flexible you are, the easier it is to keep moving forward without letting every setback throw you off.
5. I waited 10 years to buy my first home, and I wish I had not
This is probably my biggest lesson.
For years, I thought renting was the safer option because we moved so often. Looking back, I wish I had explored buying much sooner. I spent 10 years paying rent when I could have been building equity at different duty stations.
Buying is not the right move for every family in every season, but I wish I had asked better questions earlier. I wish I had learned more about the VA loan, local markets, and what ownership could have done for our family long-term.
