The Military Taught Me Exactly How to Handle Your PCS Move
PCS season is chaos.
And if you know… you KNOW.
Orders drop out of nowhere. Timelines change. Your spouse is stressed. Your kids are emotional. The movers are late. The lender needs documents you already sent three times. Your command needs you checked in yesterday. And somehow you’re supposed to pick a house in a city you’ve never even been to.
Meanwhile everyone keeps saying:
“It’ll all work out.”
Cool. Thanks.
After 21 years in the Navy, I’ve learned one thing:
PCS moves are not just “moving.” They’re controlled chaos.
And unfortunately… a LOT of real estate agents don’t understand that.
They don’t understand what it’s like to get orders with almost no notice. They don’t understand why timelines matter. They don’t understand that military families don’t have the luxury of “waiting and seeing.”
I do.
Because I lived it.
I PCS’d from Hawaii… to Maine… to Florida.
I moved from Maine to Florida with TWO MONTHS notice.
I’ve had orders canceled.
I’ve lived apart from my family because new construction got delayed.
I’ve checked into a command with nowhere to live because I didn’t have someone fighting for me on the real estate side.
I’ve done this as:
A single sailor
A husband with a pregnant wife
A dad with two small kids
A family trying to buy homes from across the country
I’ve bought resale homes.
I’ve bought new construction with builders like D.R. Horton and Lennar.
I’ve sold homes.
I’ve rented homes out because I didn’t know if I’d ever come back.
I’ve had AMAZING agents.
And I’ve had agents so bad my wife finally looked at me after our last PCS and said:
“You’re getting your real estate license. We are NEVER dealing with another bad agent again.”
And honestly? She was right.
Because there are agents out there who hear “PCS” and think it just means “someone moving.”
No.
PCS means:
Tight deadlines
VA loans
Housing allowances
Command check-ins
School concerns
Commute times
Kids leaving friends
Temporary lodging
Stress levels at about 1,000%
PCS means trying to make one of the biggest financial decisions of your life while your entire world is upside down.
That’s why I do this differently.
I’m not learning military life from Google searches.
I lived it for over two decades.
I know what it feels like moving to a place where you don’t know anybody. I know how stressful it is trying to figure out what areas are safe, where the best schools are, how bad the commute is to NAS JAX or Mayport, and whether your family is actually going to be happy there.
That matters
Especially when you’re trying to buy a house from another state.
Now that I’m retired and settled in St. Augustine, helping military families PCS to Northeast Florida honestly feels personal to me.
